Rental prices for housing in Tashkent city have continued to decrease since November 2024.
The experts from the Institute of Macroeconomic and Regional Research (IMRR) under the Cabinet of Ministers of the Republic of Uzbekistan analyzed the rental prices offered for housing in Tashkent city in January 2024.
During this period, the average rental prices for moderately renovated apartments decreased by 0.1 percent compared to December, and for fully renovated apartments, they decreased by 0.3 percent.
Average rentals for moderately renovated housing. In January 2024, the average rental price for 1-room and 2-room moderately renovated apartments decreased by 0.3 percent and 0.4 percent respectively compared to December, while for 3-room and 4-room apartments, it increased by 0.1 percent and 0.3 percent respectively.

Relatively affordable rental prices offered:
- Sergeli district (1-room - 297 USD, 2-room – 355 USD, 3-room – 415 USD, 4-room - 419 USD);
- Olmazor district (1-room – 293 USD, 2-room – 352 USD, 3-room – 419 USD, 4-room – 493 USD).
Relatively expensive rental prices:
- Mirabad district (1-room – 344 USD, 2-room – 512 USD, 3-room – 643 USD, 4-room – 705 USD);
- Yakkasaray district (1-room – 383 USD, 2-room – 487 USD, 3-room – 677 USD, 4-room – 722 USD).
Fully renovated housing rentals. During this period, the average rental price for 1-room and 3-room fully renovated apartments decreased by 0.5 percent, for 2-room apartments by 0.7 percent, while for 4-room apartments, it increased by 0.5 percent.
Relatively affordable rental prices offered for fully renovated housing:
- Sergeli district (1-room – 321 USD, 2-room – 417 USD, 3-room – 513 USD, 4-room – 641 USD);
- Uchtepa district (1-room – 386 USD, 2-room – 450 USD, 3-room – 534 USD, 4-room – 624 USD).
Relatively expensive rental prices:
- Mirabad district (1-room – 485 USD, 2-room – 731 USD, 3-room – 1027 USD, 4-room – 1328 USD);
- Shaykhontohur district (1-room – 521 USD, 2-room – 732 USD, 3-room – 1093 USD, 4-room – 1381 USD).
Rental prices were analyzed based on open data obtained through web scraping from the olx.uz (https://www.olx.uz/) platform. For this analysis, data from 35.3 thousand listings for December 2024 and 35.7 thousand listings for January 2025 were used. For both periods, the analysis was conducted after excluding the top and bottom 5 percent quantiles of price ranges.
